Basic Property Search

Property Search allows you to search for properties that match specific criteria to meet the needs of your clients. You can search the fields in a particular class or a combination of classes. You can customize the search screen to fit your or a buyers specific needs. This section describes the functionality of the listing data fields and how they may affect your search results. The fields and choices in this example will vary from MLS to MLS.  This is a more detailed search than the Quick Search on the Paragon Home Page.

To Start a Search:

  1. Click the Search button on the Navigation Bar.

  2. In the control panel that displays, click the Class you want to search or Multi-Class for all classes. Here we chose Residential-Farm.

The search screen that you chose will display with up to 3 search containers called Primary, Secondary, and Advanced Criteria.  The Primary will be open by default. Your MLS sets up the fields that display in each container. You can customize this screen to display your most frequently used search fields in the Primary Container. See Customizing a Search.

The criteria containers can be opened and closed with the Open and Close buttons located at the end of the container bars.

Search Field Functionality

Some lookup fields, like Area, will have an Open button to the right of the box. This will open a list of choices for that field. You may need to search within that field to find your selection(s).

The Status field will have categories and individual statuses. Click a category and all the statuses in that category will be listed and checked.

The Price range field is simply typing in the low and/or high values.

The Type property field will list the values with a checkbox next to them. Click the box to make a selection.

The Lookup Field List  will give you the available options to search for on the left side, with add and remove buttons in the middle, and what you have selected on the right hand side of the list.  Simply highlight the data you wish to search for, click the add button in the middle, then the data will display on the right hand side of the lookup list making it available for your search.  To remove data from the search do the opposite and click remove.

You can hold down the Ctrl button on your keyboard and click on all your choices and add them to your right box of selected items all at once.

Features will have the categories with the columns of Must Have, Must Not Have, and Must Have 1 or More. Click the option button of that feature to select it within of the columns. Use Must Have 1 or More when you have several choices from one category that contradict each other in a must have scenario.

Once you have your selections, you can use the drop down menu to show what you have selected.

You may customize the categories of features that display in your Features search field. Click Customize Criteria in the field.

The customize screen slides in from the right. Make your choices and click OK, your screen will refresh with just the categories that you have selected. Remember to save your search or search template for these preferences to display in your default template. See Saving Searches

Range Fields such as Price, Beds, Baths, and Square Feet can display with a minimum and maximum field.   You do not have to fill in both values.

Word search fields will have “wildcard” search capability by using an asterisk  or star. A wildcard is a special symbol that stands for any combination of letters. It allows you to search for all possible forms of a word.  Comma functions like the word “or”.

Date fields will show begin and end calendars when you click on the calendar icon. In most instances you do not have to have an ending date if you want results up to the present time. Set the month/year, click on the day.

Count allows you to see the number of matches you have with the criteria entered thus far. If you periodically click count as you are entering criteria you will see how each criteria affects your number of search results. You can now save your search or go to the search results by clicking Search.
