The Paragon Create Presentation tool will lead you through the process of creating a professional Comparative Market Analysis to present to your client. The CMA Presentation window consists of 6 tabs across the top. To go directly to the functionality of a particular Tab click one of the links below or scroll down for information about the entire CMA Presentation tool.

Enter a subject property and a new client or choose them from already existing contacts to attach to your new CMA. |
Search for properties that most closely match your subject property and add them to your active CMA Presentation.

Adjust the value of your comparables for any differences such as different number of bedrooms or square footage. |
Choose a theme for your CMA Presentation and add a header or footer to appear on every page. |
Choose the Reports you want to include in your CMA Presentation and customize each report if necessary.

To Add a Subject Property and Client to a CMA is exactly the same as adding a Listing and Contact within Paragon. You can also import contacts and listings that are already in Paragon to start a CMA Presentation.
The Subject/Client will be open by default. On the Subject property row you will have two options to enter a Subject Property into your CMA.
Select from List - Allows you to add any MLS number or Temporary listing you may have entered into Paragon to a CMA. Simply click Select from List, select the option button next to the Temp Listing number and click Select. This will enter the temp listing into your CMA.
Note: If you select your Subject Property using the Select from List option on the Subject Property / Client page, you will be unable to edit listing information including Price. Also, for the Subject Property Temporary MLS number, Paragon will display the MLS of the property you have copied.
Create New - This will allow you to enter a Subject Property just you would any listing into Paragon. Remember that choosing this option does not create a listing with an MLS number in Paragon. This is a temporary listing that only you will be able to see. This is the more common way of entering a subject property and the path we will continue from this point. Choose the Class for the Subject Property you are entering, click Apply.

A data input screen will appear that allows you to put property information in as if it were a new listing on the MLS. Put in as much info as you have about the property. There are some fields that will be required. Once you have the data entered, click Save.

Another option allows you to enter a listings that has previously been on the MLS, depending on how long your MLS keeps Listing Data, and MLS Rules and Regulations. By clicking the Copy Listing button, a Listing ID Dialog box will open. Enter the MLS number or Temporary MLS number for the listing that is being copied and click Load. This will populate the fields with the data that is on the MLS. The MLS number will read "copy of XXXXXX" until you save your subject property and you will then get a new temp listing number for that subject property.
Click Add/Modify Photo to access the picture administration to add a primary photo. Click here for instructions on adding a photo.
On the Client row you will have two options to attach a client to your CMA.
Select from List - Allows you to add any Contact you may have entered into Paragon along with their information into a CMA. Simply click Select from List, select the option button next to the Contact Name and click OK.
Create New - This will allow you to enter a contact just as you would any contact into Paragon. Click Save this Contact when you are finished entering the data. Click here for detailed instructions on entering a contact.

Paragon will automatically populate the Presentation Name field with your contacts name when you click Save. It will also auto populate your client's name and address on the subsequent CMA reports that you create.

Paragon will save the CMA presentation under your contacts name and it can be pulled back up by clicking on the CMA presentation's name under the Listing Info tab for your contact.

Getting Comparable Listings for your Subject Property (Comps) is almost identical to doing a Property Search. For Detailed instructions on Property Search click here.
From the CMA Presentation Window, click the Comparables tab.
Click Add Listings. A CMA Listing Options Dialog Box will open giving you several ways of searching for listings, choose the option that best suits the way you want to locate listings. Generally CMA Property Search is the most common.

Choose your option and click Select
Choose the Property Class option you want to search by, click Apply.

The CMA Property Search screen will open. Fill in the Search Criteria as you would for a normal property search. It is suggested to use the mapping search in conjunction with standard search criteria to find properties in close proximity to your subject property. For instructions on using the Map Search click here. Once the search criteria has been filled in, click Search.
The Search Result spreadsheet will appear, select the properties you want to use in your CMA by checking the box next to the listings and click Add to CMA.

A Web Dialog box will open asking which listings you would like to add to the CMA, in this scenario you would choose "Selected (5)" and click Select.

The listings will now be added under the CMA Comparables tab. Using the Action Toolbar you can now manage your Comps.
Remove Listings - Selecting a listing using the check box and clicking Remove Listings will remove that listing from your CMA.
Move Up, Move Down - Selecting one or a group of listings using the check box and clicking the Move Up or Move Down buttons will change the position of the listing in the spread sheet, and also change where those listings will appear within the CMA reports.
Email/Print, clicking this button will send you to the search result spreadsheet allowing you to either Print or Email your comps.
Sort - Allows you to set a sort for your listings for up to 3 categories.
Customize - Allows you to customize the fields appearing on your CMA Spreadsheet.

Note: Functionality of the CMA Spreadsheet is exactly the same as that of the Default Spreadsheet with the exception of print and email.
You can make adjustments to the price value of comps you have selected. Some of the comps may match the subject property exactly, while others may be close, but may have additional assets or may not have an asset that the subject property has. The adjustment can be a positive or negative value to accommodate if the asset belongs to the subject or to the comp. You can add adjustments manually or if you have adjustments that you use a lot you can save them and choose them from a list. On the Adjustments tab, there are 4 columns. From left to right will be Property Features or the names of the fields that are showing by default. You can customize these fields and put them in any order. The next column will be the Subject Property and its data. The next column is the first comp and its data. The last column are boxes for each field that you place positive or negative dollar amount for the value that your market places on that particular asset. Check with your Broker for more information on value.

The Page Layout tab displays choices of themes for your CMA. It displays samples of cover pages based on the theme chosen. You can add headers and footers to your presentation and even include your picture, a broker logo in the header or footer, or add your slogan.

When your CMA is complete there are two ways to view it before you print or E-mail it. Click View Presentation Tab or click Generate Presentation on the Presentation Setup Tab.

The toolbar has several options for you. You can print it out, E-mail it, and get information on how to save the CMA to a PDF format.
